Smith’s Poly-SEAL+ is a ready-to-use, single-component water-based polyurethane/acrylic sealer for decorative concrete, overlays, stucco, pavers and suitable terrazzo. It preserves the substrate’s color without darkening it. Choose clear Gloss or Low Sheen in a 1-gallon jug or 5-gallon pail.
Which product should I choose?
Choose Poly-SEAL+ for standalone decorative sealing or an approved system’s seal coat. Choose Poly-WB+ when the system calls for a two-part polyurethane wear coat. Only Poly-SEAL+ Gloss is specified as the bare-concrete primer beneath Poly-WB+. For residential garage flake systems, Poly-SEAL+ can lock down unsealed vinyl chips before the approved topcoat; it is not the flake system’s final wear coat.
How much will I need?
- First coat on concrete, Gloss: 225–275 sq. ft./gal.
- Second sealer coat: 250–300 sq. ft./gal.
Allow separately for each coat. Absorbency and texture affect yield; use the data sheet’s separate rates for terrazzo and vinyl-chip work.
When can I recoat or walk on it?
At 72°F / 50% RH: tack-free in 15–30 minutes; foot traffic in 60–90 minutes; full cure in 24 hours. Poly-WB+ may follow in 15–30 minutes only when the entire surface is dry, without white or tacky areas. Solvent-based topcoats require overnight curing and compatibility confirmation. Colder conditions slow curing.
Preparation and limitations
Remove contaminants and existing coatings; prepare bare concrete to at least CSP 2. Follow the system’s moisture limits. Apply at 50–100°F within the manufacturer’s humidity limits. Avoid puddles.
Do not use as a fresh-concrete cure-and-seal or over existing sealed/painted concrete. It is incompatible with Smith’s Hi-Wear 90S, CRU’86 and MCU-60 topcoats. Assess traction where floors may get wet.
